Terms:
It
is assumed that
the
tenant has
read
and agree to the following terms
.
Ansvar:
Responsible landlord is Svinhuset Fritid (part of Wästlundgruppen AB).
The duties of the landlord:
To accept the booking in writing or via email.
Supply tenant with all necessary information such as address, travel instructions, handing over the keys etc. in good time before the day of arrival.
Supply correct information about the residence.
The holiday accommodation shall be available for the tenant on the day of arrival after 16.00 o’clock, and on the day of departure until 11.00 o’clock, if nothing else has been agreed upon.
Booking Validity:
The booking is binding as soon as the tenant pays the booking fee and the landlord has sent a booking confirmation..
If booked 0 – 21 days ahead of the date of arrival the booking is binding at the day of booking.
By confiming the booking the tenant accepts the tems of agreement in all.
Payment Terms:
The booking fee (1000 SEK/week or 100 euro/week) must be paid within 10 days after receiving verification of reservation.
The booking fee is included in the advertised rental fee.
There is no tax on rental fees to privat tenants. For VAT-registered tenants there is 25% VAT added to the advertised rental fee.
The remaining amount of rent shall, unless otherwise agreed, be paid into an account provided in the booking confirmation and be available to the landlord at least 45 days prior to the date of arrival. The bank transaction fee is to be paid by the tenant.
Tenant's Rights:
If the booked residence does not conform to the information published, the tenant is entitled to demand a correction by the landlord. If this is not possible the tenant can claim a price reduction.
Complaints must be made to the landlord as soon as possible – at least 3 days after arrival - in order for the landlord to deal with and fix the complaints
Complaints cannot be made after the stay because the landlord then has no chance of fixing problems or finding alternatives.
Late Payment:
If the booking fee is not paid in time (within 10 days of receiving a verification of reservation) the booking will be cancelled.
If the remaining rent is not paid in time according to the payment options 1 or 2, then this is considered a cancellation from the part of the tenant. See 'cancellations' beow.
Cancellation Policy:
Cancellations must be made in writing with or by email to the landlord and confirmed with reception reciept.
The landlord will confirm the cancellation in writning or by email to the tenant.
If cancellations are made earlier then 40 days before arrival, the guest only pays the deposit fee. Any ecxess amount will be reimbursed.
When cancellations are made later then 40 days prior arrival, then the deposit fee and 100% of the remaining rent must be paid. The tenant has the right to find someone else to take his place, and the landlord must accept this if there is no specific reason as why not. In case the landlord finds a new tenant for the period booked, the original tenant will pay an administrative fee of 500 SEK.
Cancellation Insurance:
Tenants can protect themselves against cancellation fees by purchasing a cancellation insurance. This insurance is offered and can be purchased from e.g. The European Insurance Company (www.europeiska.com).
Change of Booking:
When changing a booking there will be an additional cost of 200 SÉK. When changing a booking within less than 30 days prior to arrival the above cancellation policy will be applied.
The Duties of the Tenant:
At the time of the booking the tenant assures that he or she is legally adult and at least 18 years old.
The tenant must be careful with the accommodation and observe any specific rules, directives or regulations for the rented residence.
The tenant is responsible for all damage during the rental period to the accommodation (exterior and interior) caused by tenant or those accompanying the tenant.
The tenant may only use the accommodation for the purpose agreed upon when booking (normally as holiday accommodation). You cannot let more people or animals stay over night in the residence, or on its premises, then the numbers stated in the booking confirmation.
The number of guests staying in the cottage or in the flat may never exceed the number of beds except 1 child less the 5 years old. If the number of guests is more than the specified number of beds, the landlord is entitled to claim extra payment or evict guests. Children over 5 years is counted as one person
If more persons than permitted inhabit the object or if the behaviour of the tenants is disturbing the landlord has the right to evict the tenant if no correction takes place immediately after being told, alternativley demand additional compensation. There will be no repayment for the remaining lease period in case of eviction.
The holiday accommodation has to be cleaned thoroughly before departure (follow the instructions in the accommodation). In case the instructions are neglected the final cleaning will be charged afterwards.
Garbage and other waste must be handled under the recycling rules for the Gotland Municipality and which are posted in the accomodation.
Smoking indoors is strictly forbidden. If this rule is broken the tenant has to pay for smoke clean-up.
Pets:
In the interest of any allergics, we can not accept dogs, cats or other fur pets in our guesthouses.
War, Natural Disasters, Strikes etc:
The landlord has the right to withdraw from the lease if the accommodation cannot be used due to war, natural disasters, power and water failure over a longer period of time, strikes, fire or similar occurrences that neither the tenant nor the landlord can affect. In this case then tenant will, as soon as possible, reimbursed what was paid – with a deduction for any use that the tenant may have had of the accommodation .
Prices and Deposit:
The landlord has the right to demand that a deposit is paid by the guest together with the balance of the rent, or at the latest upon arrival. When deposit is payable upon arrival and no deposit sum has been mentioned, then the deposit may not exceed 1000 SEK. This deposit is a guarantee that that the accommodation is cleaned before leaving. After the landlord has approved the cleaning on the day of departure the deposit will be repaid by the landlord to the tenant .
Cost for electricity and water is included in the price.
There may be a price correction due to change in exchange rates. If the new price exceeds 10% of the original price at the time of booking, the tenant has right to cancel the lease.
Legal Disputes:
The legal parties to the agreement are the landlord and the tenant alone.
